The Landlord's Guide to Online Viewings

The Online Viewing on Hemavi is a great way for you and your potential tenant to get to know each other, talk about the house rules, as well as for the tenant to see your place before deciding whether to send a booking request or not.

Because a lot of our landlords are first-time renters, and our tenants like to be supported throughout the interview process, a Hemavi rep will also be in the call to make sure that no important detail is overlooked.

So don't worry about missing anything important (especially if it's your first time renting out as a landlord), we've got you covered!

1. Preparing for the Videocall

LOCATION 🏑 β€” You need to physically be in the apartment/house at the time of the online viewing. This is a requirement for all online viewings. Remember that first impressions matter, so make sure the place is clean and tidy.

DEVICE πŸ“± β€” Mobile Phone/Tablet (with camera, microphone & internet connection). Since you will be expected to move around to show the entire property, you cannot take the call on a desktop computer.

VIDEO CALL πŸ“Ή β€” The video call will be done via Google Meet. Make sure you have the 'Google Meet' app installed on your mobile device before the call.

2. During the Videocall

INTRODUCTIONS πŸ–– β€” Introduce yourself briefly, and why you're looking for a tenant.

ABOUT THE TENANT πŸ™‹β€β™€οΈ β€” What would you like to know about the Tenant? Let them tell you more about themselves.

HOUSE TOUR 🏑 β€” Walk around the apartment/house and show the private areas you want to rent out, the common areas, and the amenities. Try to highlight everything that makes your place attractive to the tenant, such as how far it is to public transportation, grocery stores, or other important places.

HOUSE RULES πŸ“£ β€” Communicate the things that are important to you, such as when it should be quiet, cleaning, shared responsibilities, etc. We believe that honesty is the best policy – this avoids unwanted problems in the future.

CONTRACT πŸ“‘ β€” Discuss the length of the rental period, what is included in the rent (electricity, water, wifi, etc.), and any other details that could be relevant.

3. After the Videocall

WHAT’S NEXT? 🀨 β€” If the tenant is interested in booking your place, they will pay in advance for the first month's rent by sending a booking request. Once you accept it, then the booking will be confirmed.
